Villa Massimiliano is set over three levels (450m2)
Ground floor: Entrance hall with table, wooden benches leading to the dining room with dining table and chairs, fireplace. The kitchen is equipped with induction hob, electric oven, microwave, dishwasher, fridge/freezer and coffee-machine. The living room features sofas, coffee table, satellite TV/DVD player. The room leads to the outdoor area where there is an outdoor dining facility, BBQ area and fountain. You will find a bathroom with shower, WC, bidet and washbasin.
First floor: A marble staircase leads to a living room with table, chairs and wooden floor and two folding beds. There are four bedrooms all connected with this living room. One master double room with chest of drawers, satellite TV with exit to a balcony (40m2) with views over the hills. The second room a double room with French bed (1.20m) with satellite TV, terracotta tiles floor. This bedroom connects with another double room with exit onto a terrace (12m2), satellite TV. The fourth bedroom is another double room with satellite TV. There is a family bathroom with green marble colours scheme, a bathtub, separate shower and WC and bidet. All bedrooms have air conditioning unit and Wi-Fi is available.
Second floor: You will find another bathroom with bathtub, shower, WC, bidet, washbasin and a washing machine.
The external area comprises of a swimming pool (8m x 4m and depth 1.20m) and a garden area with swings and terraces. Parking space available on site. There is a little chapel next to the villa, perfectly restored, ideal to organize a private wedding!
The owner lives in a dependence, attached to the villa and has its own separate entrance. The garden and the swimming pool are at the exclusive use of the guests.

Very nice house ( pics describe house well) and fantastic garden in quiet surrounding on a very big and private property. Kitchen works well, with most items in place and a big place for outside eating, nice albeit somewhat \u201con the backside\u201d of the house. A bit of mosquitoes at night, as in other areas of Tuscany. A\/C in 3 of four bedrooms. Pool area is pleasant, albeit 50m or so away\/down from the house. Owner\/host lives in separated part of house but not disturbing on any big way. House power system is a bit underpowered and full use of appliances needs to be paired with a\/c off and no washing machine. Not suitable for charging Your EV, but four 22KW AC chargers are available 5 min walk from house by nearest supermarket.\n\nNice small town 5 min drive (Pescia) with most stuff available in very untouristy town with Saturday market. Car is generally recommended for this place to work smoothly, but it is not impossible without 10 min drive to trainstation. We had a fantastic time with our young adults. Very good setting for the big family.
