
This beautiful, spacious farmhouse is set in a wonderful quiet position in the heart of the Chianti district, surrounded by vineyards, olive groves and cypress trees. The views encompass the Castle of Santa Maria Novella and stretch as far as the towers of San Gimignano across the rolling countryside.
The central structure of Villa Luisa is the tower; the wings were added later. This typical Tuscan house has been completely restored, taking care to respect its original form. The old structure has been consolidated and when possible, the original materials re-used. Our rental is now part of a farm of 69 acres, specialized in the production of extra virgin olive oil. Guests have the possibility to purchase the products of the farm.
Elegantly furnished the villa has a large garden with pool and provides every possible modern convenience. It sleeps ten adults in five air-conditioned bedrooms. Village at walking distance.
The house is on three floors and is furnished with original antiques. It is spacious (3,250sqf) with five air-conditioned bedrooms each with a large closet; four bathrooms + one WC; a large sitting room with fireplace, two small halls and a big eat-in kitchen with a wood burning oven. There are two loggias, garden with lawn furniture, BBQ and a fenced swimming pool (11m x 5m, 1.2m-1.6m deep; open from 1 May to 30 September).
Ground floor: one air conditioned double bedroom with en-suite bathroom with shower (there are three steps to access the bedroom), dining room, kitchen, loggia, external bathroom with shower.
First floor: one air conditioned double bedroom (beds can be separated) with wardrobe and en-suite bathroom (bathtub and separate shower), one air conditioned double bedroom (203x193cm) with en-suite bathroom with shower, one air conditioned twin bedroom (beds can be joined together; smaller than the other bedrooms), large living room with fireplace, TV, modular sofa and access to the loggia.
Upper floor: one double bedroom with en-suite bathroom with shower.
Outside, a large table under the pergola, the BBQ, the flower garden with deckchairs, and plenty of shaded areas so one can enjoy the beauty of the landscape. With a sweeping views of over the hills and the olive grove, a pool area, fenced for your children’s safety which features deck chairs in the sun and a sofa under “the grape gazebo”. The caretaker lives in a second completely independent facility and is available to assist you. The garden and the swimming pool area are at the complete and exclusive disposal of the guests. With a 15-minute walk through the fields, you can reach the small village of Fiano which has a
grocery store a chemist, a post office, and a bank.
Facilities include: Air conditioning on request, dishwasher, washing machine and dryer, large refrigerator with freezer and ice maker, air conditioning in the bedrooms, HI-FI, Satellite TV, DVD player with a choice of movies for kids, mosquito nets, parking, WI-FI internet connection. No pets allowed.
NOTES
- Bookings for groups with more than 3 children are subject to the owner's approval; he will review the composition of the group before confirming the booking.
- Please note that the use of any external caterers and/or contractors is not permitted
- Adjacent to the villa there's the farmhouse (annex) where the owner lives. He is available to help guests with any problem. The outdoor facilities of the house, garden, pergola and pool area are completely private for the guests of the villa.
- Although totally restored, Villa Luisa maintains its ancient structure. Although on the ground floor, the kitchen, the TV room and the bedroom are not on the same level. Although guests can access this bedroom and the kitchen from the exterior (avoiding the internal steps), the rest of the floor has short flights of stairs throughout. The access to the last floor bedroom is 20cm lower than usual so watch your head going up to this bedroom! Guests with walking difficulties should be aware of this. The access to the Top floor bedroom is 10 cm lower than usual

If what you’re looking for is a beautiful retreat in the Tuscan hills look no further. The views from the house, terrace and pool are all panoramic and spectacular - you can see the towers of San Gimignano in the distance and hot air balloons in the valley if you’re up early enough!\n\nYou will need a car to get around but you can walk into the local village for daily supplies (the village store is surprisingly well stocked) and there are plenty of towns and sights within an easy drive. That said, you could quite happily spend the whole week by the pool soaking in the sun and the view. The owner has spent years tending to the grounds around the house and it shows. The roses are beautiful and the jasmine covering the house smells divine.\n\nThe house itself is charming - around 1,000 years old in parts and done up to be comfortable but in keeping with its history. The rooms are all spacious and there is plenty of space to eat and sit inside if needed - the sitting room is probably the most beautiful room in the house, if you can tear yourself away from the views outside! We had more than enough space for 6 adults and 2 children.\n\nThe owner lives next door and was quick to respond to any queries and happy to offer tips on what to do locally but wasn’t at all intrusive.
The place is stunning and the team there is wonderful. The location is fantastic, it is a seems rural but you still have so much nearby! An absolute must is using their private chef for a meal, Susanna is fantastic and so knowledgeable. The views and the pool area are fantastic.\n\nWe did have an issue with the main bedroom shower, no heat + pressure, so we had to share another bedroom's shower for the week but the team did try to fix it! The only other downside is having to bring cash for the cleaning services and utilities - wish it would just be rolled into the cost. However, that's more of a convenience thing and very minor.\n\nAll in all we would absolutely stay here again. Nicco and the team were just a joy to interact with and truly made our trip!

I am writing to tell you what a wonderful week we had at the villa. It was a perfect home for us - the beautiful setting, the lovely rooms, the fantastic people who work there. We enjoyed cooking with Susanna, greeting Franca and Nella in the mornings, and talking to Nic again and again about his farm and all of his wonderful garden specialties. He introduced us to his friend, Robin, who produced the wine we enjoyed every evening. Laura cooked us an amazing meal for our last night. Even though the weather was colder and wetter than we had hoped, we managed to spend some time outside each day. It was a fantastic vacation for everyone.
We have had such a wonderful week here. Thank you for your generosity and kindness an for all of the of the ways you shared your special talents and delicious treats. Yo all make this a magical place. We will think of you when we make raviolis and use your special olive oil. Wow, we cannot say enough of the time we spent here in Tuscany. Niccolo was the greatest of hosts We appreciated the amazing meal that was prepared and the way we were treated like a family. We travelled to Pisa and Lucca and SanG. We loved every city we visited. The views from our rooms were breathtaking at sunset. Thanks for keeping the pool opened for us to relax.
