The space

Montecatini Terme, Pistoia and Lucca are all within easy reach, while Florence and the Versilia coast, including Forte dei Marmi, can also be visited on day trips.

INDOOR
The villa is arranged over several levels and offers multiple living and dining areas.
The ground floor includes a living room with satellite TV and ornamental fireplace, a dining room, a well-equipped kitchen with direct garden access, a gym and a guest WC.
On the first floor there are three double bedrooms with air conditioning, en-suite bathrooms (one with a whirlpool bath). Two of the bedrooms provide additional sleeping flexibility with a sofa bed (for two) and an armchair bed (for one).
The top floor features a large living room with ornamental fireplace, two double bedrooms and a bathroom with shower.
The lower level provides an additional open-plan social area with air conditioning, TV, fireplace, pool table, dining area and well-equipped kitchen. There is also a single sofa bed, bathroom with shower, laundry room and direct access to the garage.

The villa includes a private wellness area with Jacuzzi for up to 6 guests, sauna, fitness room with gym equipment, and pool table.

OUTDOOR
The villa is surrounded by a large, fenced garden with olive trees, lawns, roses, oleanders and aromatic plants.
The private swimming pool measures approximately 15 x 8 m, with a depth from 1.30 m to 2.50 m, Roman steps and underwater lighting (open from 1 April to 1 November). The surrounding sun terrace and lawn are equipped with sun loungers, parasols, tables and daybeds, as well as a gazebo with sofas and a mobile bar.
The outdoor area also includes hot and cold showers, a brick barbecue and a traditional wood-fired oven, ideal for relaxed outdoor meals.
Parking is available on the property, including a garage for up to 4 cars. An electric vehicle charging station is available for an additional fee.
