The space

Surrounded by 3,000 sqm of landscaped gardens, the property enjoys spectacular views across the lake towards Isola Comacina and Punta Balbianello. Highlights include a 16-metre heated saltwater infinity private pool, private spa, panoramic terraces, lift, and underground garage, all just 800 metres from Argegno and its restaurants, cafés and ferry connections.

INTERIOR
Spread over approximately 830 sqm across four floors, Villa Classica offers spacious living areas designed for relaxing and entertaining.
The villa features a panoramic living room with lake views, an elegant dining room seating 12 guests, a second lounge with 100 inch TV and sound system, a library, study corner, two guest bathrooms, and a well-equipped designer kitchen with premium appliances, breakfast area, wine cooler and wood-fired pizza oven.

The villa accommodates 11 guests in five elegant suites and one additional single bedroom:
• Bedroom 1: Ground floor; King-size bed, lake-view terrace, en-suite bathroom with shower
• Bedroom 2: First floor; King-size bed, lake-view terrace, en-suite bathroom with shower
• Bedroom 3: First floor;Super king-size bed (convertible to twins), garden terrace, en-suite bathroom with shower

All bedrooms include air conditioning, Smart TV, safe, premium bedding with memory foam toppers, bathrobes, slippers, hairdryer and complimentary toiletries.

The Wellness Area
Located the ancient wine cellar, the SPA is a small wellness retreat with shower with small gold mosaic tiles, lake stone paving, a massage room, an emotional shower, an ancient cold plunge pool, a large Turkish bath, and a small fitness area.

OUTDOOR AREAS
The landscaped gardens offer several panoramic seating areas surrounded by mature trees, flowering plants and Mediterranean vegetation.
The highlight is the 16-metre heated saltwater infinity pool (1.4m deep), complemented by a spacious sun terrace with loungers, shaded lounge areas, outdoor shower, gazebo and outdoor dining space. Guests also have access to an outdoor kitchen with barbecue, making the villa ideal for long summer lunches and evenings overlooking Lake Como.

INCLUDED SERVICES
- Daily American breakfast prepared by the chef with sweet and savoury options, served buffet-style in the dedicated area from 08:00 to 10:30.
- A 24/7 snack corner available to guests with a kettle, Nespresso coffee maker, toaster, toast bread, crackers, jams, and Nutella.
- In the kitchen fridge, guests will always find fruit, a sweet cake prepared by the chef, and a selection of cheeses and cold cuts.
- Pool heating from May to September (average temperature of 27 °C, variable based on weather conditions).
- Daily cleaning service from 09:00 to 13:00, excluding Sundays.
- Daily change of bathroom linens and twice-weekly change of bed linens.
- Lunches and dinners upon request (groceries not included in price, €30 per person) prepared by the resident chef (8 hours per day, Sunday excluded). The selection of dishes from the house menu must be uniform for the entire group and chosen by the guests within two days prior to the service.

PLEASE NOTE:
- Guests will enjoy the assistance of a staff tested over the years to ensure the highest standard of service. The resident team is located in the external gatehouse and consists of a chef and a housekeeper. They are assisted by a House Manager/Concierge, cleaners, a gardener, and a pool maintenance technician.
- The use of the kitchen for meal preparation is reserved for the villa's chef. When not busy preparing lunches or dinners, the chef actively collaborates with the housekeeper in supervising the residence.
- The housekeeper serves lunches or dinners at the table.
- The Sunday rest day of the chef and housekeeper can be moved to another day upon request of the guests.
- Access to external service providers is not allowed: any extra service will be coordinated and managed solely by the villa management
- For wheelchair users: at ground level, there are some 15cm high steps; no steps on other floors. The lift is wheelchair accessible and can be taken from the garage to the ground floor, first floor, and attic.
